AutoCAD Space Planning

When it came time to switch things up, Dotty came to me for new furniture layouts. You can see the current set up of her Den and Living Room on the left side, along with 3 new options for new furniture arrangements on the right. New arrangements include some new furniture as well as items she intends to keep.
My goal for the new layouts in the den was to make the space more conversational. Dotty has grandchildren that come over and spend time with her. She wanted to be able to curl up with them in a cozy space and have them comfortable rather than squished together on one sofa.
She also has a large window overlooking the street in her den that she wanted to be able to look out. In her current arrangement her back was to the window when she sat on the sofa. She wanted to be able to take advantage of the view by moving the sofa to a new location in the room.
Similar to the den, Dotty wants her living room to be a conversational space. The current arrangement allows for good conversation, however, there is a large glass patio door that overlooks her front yard that she wanted to take advantage of. At the same time, the living room tends to be an area for gathering during holidays and other celebrations. You can see it is connected to the dining room, but she wanted to keep the conversational feel for when guests overflow into the living room.
I did my best to make the patio door be open to the space so that anywhere you are sitting you can see the TV as well as out the patio door to admire the birds and squirrels that gather in the front yard.

The Newtons ordered new living room furniture and told me they were ready for a change! I created 3 new space plans for their living room, making sure to keep in mind all the important factors they mentioned the hoped to see in the final product. They loved each option and in case you were wondering, they chose option 3!
For this project, I wanted to make the office desk area seem as though it was almost separate from the living room. In the current layout, the desk is off in the back by itself, but it was a little awkward to access that area. I wanted it to have its own cozy corner, leaving excess space for a logical living arrangement.
What the Newtons loved about option 3 was the sofa table with stools. They enjoy having their daughters and their daughters' boyfriends over as company and this allowed for extra seating. It also took most advantage of the space.
If you're noticing the large circles in options 1 and 2, those represent a temporary card table for games, as the Newtons enjoy entertaining company with board games. This card table would still fit in option 3, I simply did not demonstrate. 
All together, all options fit the needs of the Newtons and they are very excited to receive their new furniture and set up their brand new living space. With a simple paint job and some furniture movement, their basement will feel like a brand new space!

Below are CAD drawings done at Partners for other designers' clients as well as my own. Some were used for space planning purposes, proposing different furniture options. Others were used for fireplace design or to demonstrate how new furniture selections might fit within a space.
